What is a 7/6 ARM?

A 7/6 Adjustable-Rate Mortgage (ARM) is a home loan where:

  • The interest rate is fixed for the first 7 years. During this period, your rate and payment do not change.
  • After year 7, the rate adjusts every 6 months. The interest rate and monthly payment may go up or down depending on the market index.
  • Adjustments follow a margin + index formula Example: New Rate = Index (SOFR) + Margin (e.g., 2.75%)
  • Rate is limited by caps Caps restrict how much the rate can increase:
    - Initial Adjustment Cap (e.g., 2%)
    - Subsequent Adjustment Cap (e.g., 1% every 6 months)
    - Lifetime Cap (e.g., 5% above the start rate)
    This protects borrowers from extreme jumps.
